Sotogrande is one of the most exclusive property markets on the Costa del Sol — discreet, golf- and polo-led, and record-price-setting at the top end. La Reserva de Sotogrande averaged above €4,400 per square metre in 2025, while Puerto and La Marina sat around €3,803 per square metre, up roughly 21% year on year. The surrounding villages average closer to €2,297 per square metre. At this level the property sells itself in person — but it has to earn the viewing first, and that decision is made on the images.

The buyer here is international and high-net-worth, often tied to golf and polo. In La Reserva, around 39% of demand is international — led by the UK (18%), Germany (13%), the USA (8.6%) and the Netherlands (6%) — alongside a strong domestic base from Madrid. Most of these buyers shortlist from a screen, in London, Munich or Madrid, long before they ever set foot on an estate. If your listing doesn't make that shortlist, the viewing never happens.
